Offers & LOI Generator
A deal you like goes cold fast. Lead with three seller-finance offers that trade down payment against monthly payment, then send a clean letter of intent on the one the seller picks. Both ready today.
Lead with three structures so the seller picks how they get paid, then send a full LOI on the one they like. The offer sheet fills in from your last underwriting.
The letter reads like it came from a person; use it going direct to an owner. The formal version adds binding exclusivity and confidentiality; use it when brokers and attorneys are already involved. Your details and preferred structure save in this browser as your template, so the next deal only needs the park specifics.

Seller Name,
I'd like to submit this letter of intent to express my interest in purchasing The Park, located at Park Address. This letter outlines the basic terms upon which I'd be willing to purchase the property.
Proposed terms
- The purchase price for the property will be $0.
- Upon the signing of the purchase agreement, I will deposit $0 into escrow as an earnest money deposit, refundable during the due diligence period.
- I will have a due diligence period of 45 days to complete my review of the property, its rent roll, and its financials.
- I am proposing seller financing: $0 down (20% of the purchase price), with the balance carried by you at 6% interest, amortized over 25 years, with the remaining balance due in full 5 years after closing.
- Carrying the note spreads your capital gains across the term and pays you interest on the balance. Happy to walk through the numbers together.
- Closing will occur within 30 days after the due diligence period expires.
